The Federal Reserve on December 10 cut its benchmark interest rate by 0.25 percentage points, lowering the federal funds rate to a range of 3.50%–3.75% in its final policy meeting of 2025. This marks the third consecutive rate cut this year and brings the overall reduction to 1.75 percentage points since the Fed began easing in late 2024, even as officials voiced internal disagreements about the economic outlook. Chair Jerome Powell emphasized the decision was aimed at supporting a weakening labor market while still managing inflation pressures, and the Fed signaled only one more cut may be likely in 2026.

For homebuyers and homeowners, this rate cut could translate into slightly lower mortgage rates, though the connection isn't automatic. Mortgage interest largely follows long-term Treasury yields rather than the Fed's short-term rate, so savings on 30-year home loans have been modest and recent data show average long-term mortgage rates hovering just above 6%. However, the easing trend has helped bring borrowing costs down from earlier highs above 7%, boosting refinancing activity and modestly improving affordability, with experts forecasting rates may dip further in 2026.¹
